Why Seal coat?
Sealcoating helps to protect asphalt against the damaging effects of the sun, from chemical attack by petroleum products and road deicers, and from water penetration, all of which can cause the pavement to crack and fail. Sealcoating can significantly prolong the life of your pavement, and keeps it looking like new throughout its lifespan.

A sealcoat is a protective film that will wear away over time, particularly in high wear areas like wheel paths. A good rule of thumb is to have your pavement sealcoated every one to three years, depending on traffic patterns. This provides a consistently high level of protection for the pavement, ensuring that it will last longer. Many Topwest Asphalt customers have their pavement maintained every year to refresh its dark black appearance.
How Sealcoating Is Performed
Sealcoating is a relatively straightforward 7-step process. We strongly recommend having it done professionally, but DIY aficionados with strong backs and good equipment may prefer to do it themselves. Here are the steps.
1. Check the Weather: A sealcoat needs time to cure, so look for a clear, dry weather window of at least 4-5 days.
2. Trim and Tape: Cut back all grass and shrubbery from the edges of the asphalt, then use painters’ tape to tape off brick, concrete, gutters, and other surfaces nearby.
3. Clean the Asphalt: Use a broom or leaf blower to remove all leaves, dust, and debris. Remove oil stains with a degreaser and pick all weeds. Then use a pressure washer to thoroughly clean the asphalt and let it dry for 24 hours.
4. Patch Cracks and Holes: Fill in cracks smaller than 1/2” with crack filler, making sure to level the excess with a scraper. Allow at least 4 hours to dry, or longer in humid weather. Have a professional fix larger cracks or holes.
5. Hand-Seal Around Structures: Use a paintbrush to cut in with sealant around all structures that meet the asphalt, such as a sidewalk or garage.
6. Pour a Line of Sealant: Pour a line of sealant and spread it evenly along the surface with a squeegee at a 45-degree angle, taking care not to push too lightly or too hard. Work back and forth from one side of the asphalt to the other.
7. Allow to Cure and Repeat if Needed: Avoid walking on the asphalt for 24 hours, and then check for thin or uneven spots. Add a second coat if needed. Again, allow 24 hours before walking on the asphalt, and 72 hours before driving on it.
